Don't Wait For Parker Colorado Home Prices To Fall

Waiting On Home Prices To Fall? Big Mistake.

Full Disclosure:  This is my opinion.  I think I have some credentials to comment on this subject.  But, of course, I could be wrong.

I don’t think WAITING ON HOME PRICES TO FALL would be a wise decision.  At least not here in Parker, Colorado.  We have a very low supply of homes.  Demand is strong.  Most homes that are priced correctly and are in good condition, are selling quickly.  And, there is no indication that sales are going to slow down.

But, here’s the real deal.  Consider this.  We still have high plenty of buyers, even with interest rates at above 61/2%.  Rates are expected to come down a bit this year. What do you really think is going to happen when rates fall?  Prices will spike.  So, now is the time to buy, if you’re in the market and find a home that you love.  When rates fall (and they will), simply refinance.

Waiting is a BIG MISTAKE.  Act now.  This market will explode in the future.  Wouldn’t you like to already be a homeowner when prices go through the roof, again.

Introducing The Parker Colorado Neighborhood Video Series

We have videoed most of Parker, Colorado's best neighborhoods.  And, we continue to do so. In these videos, we (Bob and Cheryl Bustin), simply drove our car (with a GoPro camera on the hood) through each community.  And, as we drove past homes, parks , schools, community centers, etc., we talked about and described what we were seeing.  They are not professional.  But, they are very effective.  They offer the best solution to seeing Parker neighborhoods (as if you were actually here) that you will find.

Here is one of our first ones of Bradbury Ranch on the west side of town.  Check it out.  We'll be adding the rest over the next several weeks.  We have 24, in all, and are adding on a regular basis.

If you're moving to Parker Colorado and you're in the $600,000 to $900,000 price range, you should consider checking out the homes for sale in Canterberry Crossing.  Canterberry Crossing is a golf community situated at one of the highest elevations in Parker, about 3 miles east of downtown.  There are a variety of styles with most homes having either mountain views or golf course views.  The home builders represented are Ryland, Engle, Standard Pacific, Weekley, Meritage and others.

It's been our experience that staging might be the second most critical issue when it comes to selling your Parker Colorado home quickly and for top dollar. Of course, pricing is number one.

A good agent like Cheryl Bustin can help you stage your home with your own furnishings. Cheryl's interior design background (and 20 years of selling homes) gives her the knowledge and talent to take your current furnishings and best present them for the market.
If you are vacating your home prior to selling it, then we recommend you hire a professional stager. We have a great one that we've used many times. In each case, we are certain that our sellers benefited financially far more than the cost of the staging. Prices vary and depend on the size of the home and number of rooms. But, we've found that an average of $1500 per month is the normal cost. In all of our sells, the number of months needed was one or two, max.
