The Time Is Right To Lock In Today's Home Prices

This short video makes a very good point, regarding home ownership.  "Time in the market, beats trying to time the market".  Assuming housing prices will be going up consistently over the next five years, the growth in home equity is impressive.  This video uses $400,000 as a home price starting point.  Here in Parker, Colorado and the Denver Metro Area, I think $600,000 plus would be a better example.

None of us know when or if mortgage interest rates will come down.  And, if they do, we don't know by how much.  But, we're pretty certain that home prices will continue to rise.  So, waiting to purchase a home, in most cases, is a mistake.  It's time to stop the bleeding.  Lock in today's prices.  If rates fall in the future, you can always refinance.

The Parker Colorado Real Estate Market

The Parker Colorado Real Estate Market Is Still Strong

Here in Parker, Colorado and the Denver Metro Area, we continue to see a relatively good market.  We've seen some price declines.  But, not major price reductions.  In my opinion, the price decreases are more due to "too high" original listing prices.  Home sellers here in Parker, including real estate agents, are remembering those crazy prices a few years back and thinking nothing has changed.  

 

The supply of homes for sale in Parker, Colorado is still super low.  We are currently working with quite a few buyers and having a difficult time finding the right homes for them.  That condition, alone, has a major effect of keeping prices stable.  It's the classic "supply and demand" equation.

 

Hopefully, we will see more and more homes coming on the market over the next several weeks and months.  We actually have five new listings that will go on the market between mid February and May. If you're thinking about buying a home now or in the near future, I would encourage you to get active right now.  If you can find the right home now, jump on it.  I strongly believe that we will see a very "hot market" in the spring.  And, if mortgage rates drop below 6%, it will be dramatic.  Result. Higher home prices.  If they drop to the 51/2% range, it will be crazy.

Benefits Of Purchasing A Multi-Generational Home In Parker Colorado

This article points out the reasons that homebuyers are combining incomes and assets to purchase homes.  Here in Parker, Colorado and the entire Denver Metro Area, homes prices and mortgage interest rates are pricing out homebuyers.  We're finding that the minimum price for a relatively nice home is about $600,000.  The sweet spot seems to be in the $650,000 to $750,000 price range.  Most single homebuyers simply do not make enough money to afford/qualify for these homes.  So, what can they do?  Find a relative, friend or even an acquaintance that is facing the same problem and go together to purchase a home.  There are plenty of homes that will accommodate these buyers.  The best ones are those that have finished walk-out basements.  Many of these basements have full kitchens.  It's just a matter of who gets the upstairs and who gets the basement.

Both first-time (28%) and repeat buyers (18%) chose to live with others so they could buy a larger home. But multi-generational living isn’t just about the financial side of things. According to the same study from NAR, 23% of repeat buyers chose to buy a multi-generational home to make it easier to care for an aging parent. Many older adults want to age in place and a multi-generational home can help make that possible. For those older adults, it gives them an opportunity to maintain their quality of life while being surrounded by their loved ones. As Axios explains:

“Financial concerns and caregiving needs are two of the major reasons people live with their parents (and parents' parents).”

Price Your Home Correctly

This article is absolutely "spot on". Pricing your home to sell is critical. Almost every seller client that we've ever worked with, has wanted to price their home too high. The assumption is always that buyers will always offer less than the asking price.


For the last several years, homes have been selling at or close to asking price. Buyers know this and assume that they will be paying at or close to the asking price. So, they are reluctant to even look at a home that is over their desired price point. Even though that house might be over priced and will eventually sell for less. Consequently, that over priced seller is missing many home buyers that might have made a good offer.

Moral of this story. Price your home at or a bit below it's actual value.

If Your House’s Price Is Not Compelling, It’s Not Selling




There’s one big mistake you need to avoid when you sell your house this year: setting your price too high. It might seem like overpricing gives you room to negotiate or could really boost your profit, but the reality is, it usually backfires.

In fact, Realtor.com says almost 20% of sellers — that’s one in five — have to reduce their price to get their house sold. And you don’t want to be one of them. Here’s why starting too high can lead to trouble, and how to avoid it.

Overpricing Pushes Buyers Away

With mortgage rates and home prices where they are right now, buyers are already stretching their budgets to make a move. So, when they see a house that’s priced too high, they’re not thinking, “I can negotiate.” They’re more likely to think, “next” and skip over your house entirely. An article from the National Association of Realtors (NAR) explains:

“Some sellers are pricing their homes higher than ever just because they can, but this may drive away serious buyers . . .”

And if they skip over your listing, you’ll miss out on the chance to get them through the door. That’s the last thing you want because fewer showings mean fewer chances to receive an offer.

The Longer Your House Sits, the More Skeptical Buyers Will Get

Here’s the other issue. An overpriced house tends to sit on the market longer. And the longer a house lingers, the more buyers start to wonder what’s wrong with it. Is there a problem with the house itself? Are you difficult to work with? Even if the only issue is the price, that extra time creates doubt. As U.S. News says:

“. . . setting an unrealistically high price with the idea that you can come down later doesn’t work in real estate . . . A home that’s overpriced in the beginning tends to stay on the market longer, even after the price is cut, because buyers think there must be something wrong with it.”

At that point, you’ll have no choice but to lower your price to drum up interest. But that price reduction comes with its own downside: buyers may see it as another red flag, that there’s an issue with the house.

The Key To Finding the Right Price for Your House

So, what’s the secret to avoiding all these headaches? It’s simple. Work with a local real estate agent who knows the market inside and out, and who’s going to be honest with you about how you should price your house.

You don’t want to partner with someone who just agrees to whatever number you throw out there. That’s not an expert who’s going to get you the best results.

You want an agent who recommends a price based on their expertise. The right agent will use real-time data from your local market to help you land on a price that makes sense — one that grabs attention, attracts buyers, and still helps you walk away with a great return. Someone who has been there and done that – and done it well. That’s the agent you want to work with.

Bottom Line

Remember, if the price isn’t compelling, it’s not selling. Instead of shooting too high and scaring off buyers, work with a local agent who knows how to price it right.

Considering A Move To Parker Colorado?

If you are, you probably need to find a hotel, a rental car, arrange childcare, make plane reservations, etc. You need to find the right house in the right neighborhood, negotiate a price, get connected and settled, pick drapes and a dining table. It’s a big deal! And there's a lot at stake.

Hi, we're Bob and Cheryl Bustin with the Parker Colorado Home Center. Moving from out of state can be overwhelming. And you can't do it on your own.

Here are our 10 tips that will help you find a real estate agent that will find you the right home, in the right neighborhood at the right price.... stress free.

Tip 1: Searching for your Realtor.

You're moving somewhere from out of state, so you may not be able to get a personal referral. We all know how to google search. So do it. But here's what to look for in the real estate agents you find. Look for experience. And not just general experience. Make sure they have many years experience in helping out of state buyers specifically, and have a relocation system in place for people who have never been to their area . Find someone who specializes in the geographical area you are looking at. Lots of agents have such a large territory, they might not even know your area well enough to guide you to the right neighborhood. Listen to your intuition. Watch their videos, listen to what they have to say and look for someone you intuitively trust. And obviously, check their credentials, testimonials, google reviews, etc.. Make sure they have a great reputation, specifically with out of state buyers.

Tip 2: Reach out to them and make sure they reach out to you.

You want an agent that will respond quickly and give you useful resources such as videos and relocation guides right away. Often these can be very valuable and cost you nothing. Don't be afraid to give them your email address or even your phone number. If they're good, they're there to help, not harass. The point is, if you don't reach out first, they can't do their job.

Tip 3: A good agent is going to find out as much as possible about you; both your real estate needs and your personal needs.

Give them all the information you can so they can start getting to work for you. Look for someone who is genuinely interested in you, not just your business. You need them to know who you are, your personality, your situation. Are you active? Retiring? A family? Single? That sort of stuff. If they're good, they will genuinely listen and care.

Tip 4: Make sure that you work with agents that have you set up on your own personal property organizer that is notifying you of listings that meet your criteria as they come on the market.

If they are using Zillow, Redfin or Trulia, you may not be getting real time, accurate information. Make sure they have tools and services that will help you learn about a place you don't know, such as videos of neighborhoods, personal connections, etc.. Some agents will even have relocation guides with resources for recommended home service contractors. Sometimes these will even include valuable discounts you can use once you arrive. This can save you a lot of money and get you connected to your new area quickly.

Tip 5: You want to be working with agents that live and work in the general area that you're looking at so that they will be able to go out and preview homes that you are interested in.

Good agents will preview these homes for you, taking photos and video for you before you even come out. They should communicate with you about specific properties by email, phone or even Facetime or Skype. If they are not previewing properties for you, and eliminating a lot of properties, you can waste a lot of time once you get there to look at houses.

Tip 6: Since you are buying from out of state, you have special needs. Look for someone that will help you find a hotel, arrange childcare, rent a car, recommend restaurants, etc..

A lot of agents don't do these things, but when you come out to house hunt, you will only have a short time and these little things can really make your trip easier and more focused for you.

Tip 7: Agents who really care and understand your needs as an out of state buyer, will go as far as offering to pick you up at the airport, or your hotel if that makes it more convenient for you.

If you want to weed out the bad ones, ask them, straight out, if they'll do this for you. If they stutter or stall, move on. Also, being in the same vehicle as the agents is very important. It will allow you to have valuable conversations, personal and business, that will give the agents insights into who you are and what you are looking for. Driving time is hours of very valuable time. Use it. Skip the agent who drives a $70,000, 2 seated sports car just to impress you!

Tip 8: Work with someone who will spend at least a half day getting you oriented to the area in general.

By focusing on neighborhoods first, then houses, you are able to get a feel for the personality of the neighborhoods before you start looking at a bunch of houses in neighborhoods that you may hate. This is possibly the most valuable time you will spend on your house hunt. It will also allow you to know what your commute may look like, where you can shop, parks, medical centers, etc.. It's crucial that you have an overview of the entire area before you start looking for a specific house.

Tip 9: On your house hunting trip, you may see dozens of homes and it can quickly become a blur. Make sure they have a system in place that will categorize your houses into yes's, no's and maybe's to help you remember the ones you really liked and why.

Take notes on what you liked and didn't like on each house immediately after viewing it. If your agent doesn't do this, do it yourself. Stay organized or you will forget.

Tip 10: Once you've found the house you want to make an offer on, make sure your agent does their due diligence determining the terms of the offer.

A good agent will know the local market and do in depth research on all of the similar properties that have sold over the last 6 months to a year in determining value. Then, they will effectively negotiate the price and terms of your offer. You have to have an agent who is absolutely on top of the local market. Experience is king.
If you are buying out of state, use these tips to make sure you find an agent that specializes in helping out of state buyers because it is very different than working with people who are already familiar with the area. It takes a few extra steps to make sure your valuable time isn't wasted and buying a home in a new, unfamiliar place isn't hectic and stressful.

The following article gives some good advice for Gen Z home buyers.  Down payment assistant programs and living with relatives to save money are certainly good ideas.  But, I don't think that's the main problem for most people.  The main deterrent to home ownership for most people is the monthly payment.  With the cost of housing and today's mortgage interest rates, many (if not most) prospective home buyers cannot qualify for the mortgage required to purchase their desired house.  So, they are either priced out completely or are forced to purchase a home far less appealing than they would prefer.  My solution is for individuals to go together and purchase a home.  Combining the incomes of two people will enable them to buy a much nicer and larger home.  It's not for everyone.  But, for those who can make it work, it's a great option.   I look back on my early adult years prior to marriage.  I had several very good friends with good jobs that could have gone in with me and purchased a home.  Of course, we didn't.  But, had we done it, we would have had some pretty nice equity by the time we got married and parted ways.

The idea of owning a home has always been a big part of the American Dream. It's a symbol of stability, independence, and having a place to truly call your own. But for Gen Z, the "Zoomers" born between 1997 and 2012, making that dream a reality can feel like quite the challenge today with higher mortgage rates and rising home prices.
