Buyer's Real Estate Agents in Parker Colorado

Parker Colorado Buyer's Agent 

A buyer's agent is a real estate agent who works exclusively for the home buyer.  Before, during and after the home buying process. Working with the best buyer's agent is crucial to experience a great result in purchasing a home.  We, at the Parker Colorado Home Center, pride ourselves in providing the "ultimate experience" for all of our Parker home buyers.  There's a lot that goes into providing that "ultimate experience".  Take a look at the services we provide and the work we do.

 

  • We work for the buyer, always representing the buyer's best interests.

 

  • We're available to buyer 24/7 to answer any questions and provide any product or service needed by buyer.

 

  • We spend all time needed, up front, to determine all of buyer's "wants and needs".   For instance, buyer's desired price range, style of home, number of bedrooms and baths, desired square feet, floor location of master bedroom, direction that house faces, etc..  Information about schools, hospitals, parks, shopping, golf and tennis clubs, health and fitness clubs, etc..

 

  • Once we have determined all of the buyer's "wants and needs", we will begin the process of finding the right properties.  We'll set up a property search for the buyer that "culls out" all of the properties that meet the buyer's criteria.

 

  • On a minute to minute basis, the property search will identify and send any and all properties as they come on the market.  We will personally review each property to make sure it's a real candidate for the buyer.  This is important, as we have important and valuable knowledge of the area being considered.  Many, if not most properties, that come on the market will not be suitable to the buyer.  Eliminating these properties  saves the buyers time and worry.

 

  • Any time a property comes up that is a true candidate, we will go and personally tour the home.  If available, we will Facetime with the buyer.  Most of the buyers that we work with are from out of state and are not actually in Parker to look at homes.  Facetiming is the next best thing to physically touring the homes.  

 

  • A good buyer's agent is constantly searching for specific homes for the buyer.  It's not unusual for us to find a great home that is not currently listed.  Being connected and active among other high producing agents, we are able to hear about properties that might be coming up in the future.  Getting to those homes before they even go on the market can be a huge benefit to the buyer.

 

  • Once a property is located that the buyer would like to purchase, it's time to determine the terms of the offer.  This is when our vale as a buyer's agent truly shown.  Remember, are working for and on behalf of the buyer.  It's our duty to do everything possible to maximize the buyer's benefits (i.e. sales price, needed inclusions, needed repairs, seller concessions to help with buyer's loan closing costs, closing time and location, etc..).

 

  • Regarding the offer.  It's a legal contract and it's very complicated.  We have written many hundreds of contracts.  We know every "T" to cross and "I" to dot.  A poorly written contract (which is legally binding) can and will cost the buyer thousands of dollars and hours of misery.  It's got to be done right, the first time.

 

  • Regarding the contract, we will go over, in detail, the contract.  This is not a 5 minute, trust me process.   It will take at least an hour, sometimes more.  But, the buyer will know exactly what they're signing.

 

  • Again, regarding the contract, we will "get it done" ASAP.  No matter what time of the day or night, getting the offer to the listing agent, quickly, can be the difference between getting the deal or not.  In most cases, the "early bird gets the worm".   It's not uncommon for us to submit offers at midnight.  We do what it takes.

 

  • After getting the offer accepted, sometimes after much negotiation back and forth, the real fun starts. 

 

  • A close relationship with a trusted lender is absolutely mandatory.  While some buyers have already arranged financing with their trusted lender, we work with several trusted lenders.  This is one of the most valuable attributes of a good buyer's agent.  

 

  • A good buyer's agent can only work with so many buyers at one time.  We're a "high touch" team and try to maintain a business that is working with no more than 4 or 5 buyers at a time.  Because of that, we're very careful to work with buyers that are as committed to us as we are to them.

 

  • A good buyer's agent has access to proven and reliable service providers.  Over the last twenty years, we've established "rock solid" relationships with attorneys, home inspectors, electricians, plumbers, landscapers, roofers, handymen, HVAC contractors, etc..  Being able to get estimates and/or advice regarding a home we're considering can be invaluable.  Having this information is important when determining the terms of an offer.

 

  • For out-of-state buyers, a good buyer's agent should be able to recommend and possibly arrange hotel stays, car rentals, childcare, transportation from and to the airport.  We actually pick up our buyers, ourselves.

 

  • A good buyer's agent keeps everyone "cool and collective".  As well intentioned as they may be, buyers and sellers that get together can often blow the whole deal.  Good buyer's and listing agents work together to create a pleasant and friendly working relationship, resulting in a successful closing.

 

  • Don't forget that we, as buyer's agents, are legally bound to help our clients, whereas listing agents (and home builder sales reps) are bound to the seller and have a fiduciary duty to the home seller.  All personal information that the buyer might unwittingly divulge to the seller or seller's agent is kept confidential.  The seller does not need any information that would allow him to take advantage of the buyer's situation.

 

  • A good buyer's agent will have lots of positive reviews.  Especially Google Reviews.  We certainly do. Google Reviews are the only ones that are totally reliable.  Of course, there's nothing like a personal referral.  But, the reality is that a buyer coming from Dallas to Parker is not going to be referred by anyone.  That buyer needs to depend on all of the reviews and testimonials that are available.

 

  • A good buyer's agent specializes in a geographic area and a type of housing.  For instance, we focus on Parker, Colorado and the surrounding towns of Elizabeth, Franktown, Castle Rock and Highlands Ranch.  All of these towns are within a 10 minute drive of each other.  At some point of each day, we are usually in most of these towns, personally or professionally.   As the saying goes, we know these towns and their neighborhoods like the back of our hand.

 

  • A good buyer's agent has a lot of experience.  You want to work with someone who has successfully contracted and closed a lot of deals.  We have sold over 350 homes here in Parker and her surrounding towns.

 

  • We know the current real estate market in Parker and the surrounding area.  The best neighborhoods.  What  home prices currently doing.  Are homes going for full price or is there some room for negotiation?  Is there something happening that is not common knowledge.  Something that might have a negative or positive effect on future value of a home being considered.   Agents that stay current on the market know what's going on.

Meridian Village is a newer neighborhood in Parker located just off Lincoln Ave close to I-25. This neighborhood offers contemporary style homes with modern finishes built by nationally recognized builders like Richmond Homes and KB Homes. Meridian Village is close to all local amenities, Meridian Golf Course and the neighborhood schools. This really is a prime location.

Where is Meridian Village?

Meridian Village is located about 5 miles from Downtown Parker. Meridian Village is also conveniently located just off Lincoln Ave which cuts commute times down tremendously. Commute time to Denver Tech Center is just 15 minutes – Downtown Denver about 25 minutes.

There are three major hospitals near Meridian Village. Selling your home in Parker, Colorado? Do your "due diligence" in choosing the real estate team to work with. 

Of course, there's nothing better than a strong referral from someone you trust.  But, in addition to the referral, do your own research.  The first thing to do is go to the Internet and do some Google searches (i.e. Parker real estate agents, Parker Realtors, Parker listing agents).  Go to recommended agent websites.  Review all of the pertinent information that they've included on their site.  And, most important, make sure they have "Google Reviews".  Read the reviews to see what their clients have to say about them.

Bob and I bothPicture of Cheryl and Bob Bustin, the founders of the Parker Colorado Home Center have a history working in real estate related businesses.  I had my own interior design firm and spent much of my time working with custom home builders designing homes for my clients.  Bob was a mortgage lender.  As a lender, Bob had a deep knowledge of real estate.  In 2004, we decided on a career change.

We understand that there is a need for enhanced services for people relocating to Colorado. Everything we do, from the moment they become customers, is designed to make the move as effective, easy and successful as possible.

We provide uniquely valuable services through some of the ‘old fashioned’ ways we do business. We always answer the phone on the first call, anytime of day (or night!). We always set our calendar based on our clients' schedule, rather than ours. We pride ourselves in being on time, being honest, and always doing the right thing. Finally, we always approach situations with the clients' best interest in mind.

We know that no agent can cover the entire Metro Denver Area.  It's just not possible to be an expert in all areas.  We are 37-year residents of Parker, which is only a few miles from Castle Rock, Lone Tree, Highlands Ranch, Centennial and southern Aurora.  These are towns that we are intimately familiar with.  On a daily basis we are in all of these communities attending events, visiting friends, shopping, dining, and showing property.

Now that you’ve heard about our business, here is a little more about us, our family, and why we love living in Parker. We have three adult children, two sons and a daughter. Two of our children live right here in Parker while one of our sons and his family live in Oregon. Altogether, we have 10 grandchildren. I love arts and crafts of all kinds. I am an avid scrapbooker with a huge basement full of supplies and workstations. Also, I love gardening in the spring and summer.  Both Bob and I love to travel, but because of our business, our vacations tend to be very short and never very far from a computer.  Bob has a passion for bowling.  He spends a few weeknights bowling in leagues, and sometimes he bowls competitive tournaments, when we don't have clients in town.  In the fall, he loves to follow his Texas Longhorn football team.

We moved to Parker from Austin, Texas in 1987.  Bob and I had been vacationing (summer and winter) in Colorado for years. We would ski in the winter and visit dude ranches in the summer. It became my dream to move to Colorado.  In 1987, that opportunity presented itself and we moved from Austin to Parker. It was truly a dream come true. Thirty-seven years later, we still love it here and we intend to stay in Colorado for the rest of our days.

We love pretty much everything about living here in Parker. The weather is wonderful in all seasons and we only have a few heavy snowfalls. Honestly, the snow is beautiful and thanks to our sunny climate, it's usually gone in a few days. The views from where we live in Parker are some of the best in the Front Range area. The town sits above Denver in elevation which means we have views of both Denver and the Front Range. Our views are into the mountains, rather than at the mountains, and there's a difference. All the towns we represent are covered in open space, greenbelts, trails and parks. These towns offer very safe and family-oriented communities. This area is a great place to live.

Canterberry Crossing is one of the most beautiful home communities in Parker, sitting above Parker with awesome views of the Front Range and Rocky Mountains.
