What an Economic Slowdown Could Mean for the Housing Market

This is a good article. I agree with most of it. Personally, I do not believe that we're heading into a recession. I would agree that many people are uneasy about the economy. And, that uneasiness is causing them to "do nothing" regarding home buying or home selling. But, we still have an inventory shortage and we still have many people that need a home.
If we do have a recession, mortgage rates are likely to fall. Not to the level of a few years ago. But, lower than today. If that occurs, I believe we will see a dramatic increase in buyer activity. And, guess what. Prices will increase. Remember. Even in a recession, most people are gainfully employed. There will still be a high demand for homes and plenty of qualified people to buy them.
So, bottom line. If you're in the market to purchase a home, don't wait for lower prices. Not going to happen. Buy now. And, regarding interest rates. They are what they are. Get the best rate that you can. If rates fall in the future, refinance. If they don't go down, be thankful that you did not wait and lose all the benefits of home ownership.

 

What an Economic Slowdown Could Mean for the Housing Market




Talk about the economy is all over the news, and the odds of a recession are rising this year. That’s leaving a lot of people wondering what it means for the value of their home – and their buying power.

Let’s take a look at some historical data to show what’s happened in the housing market during each recession, going all the way back to the 1980s. The facts may surprise you.

A Recession Doesn’t Mean Home Prices Will Fall

Many people think that if a recession hits, home prices will fall like they did in 2008. But that was an exception, not the rule. It was the only time the market saw such a steep drop in prices. And it hasn’t happened since, mainly because inventory is still so low overall. Even in markets where the number of homes for sale has started to rise this year, inventory is still far below the oversupply of homes that led up to the housing crash.

In fact, according to data from Cotality (formerly CoreLogic), in four of the last six recessions, home prices actually went up (see graph below)

Instead, home prices usually follow whatever trajectory they’re already on. And right now, nationally, home prices are still rising, just at a more normal pace.

Mortgage Rates Typically Decline During Recessions

While home prices tend to stay on their current path, mortgage rates usually drop during economic slowdowns. Again, looking at data from the last six recessions, mortgage rates fell each time (see graph below):

Bottom Line

The answer to the recession question is still unknown, but the odds have gone up. However, that doesn’t mean you have to worry about what it means for the housing market – or the value of your home. Historical data tells us what usually happens.

Idyllwilde (formally known as Reata North) is a master-planned community in Parker, Colorado. Development began in the mid-2000s – residential construction started in late 2004, with the first homes sold in early 2005. The neighborhood has even earned accolades, winning the Denver Metro “Best Neighborhood” award two years in a row.  Idyllwilde was originally developed by Village Homes in partnership with the Town of Parker (e.g. co-developing Tallman Meadow Park)​.  After Village Homes, builders like Toll Brothers (who constructed a large portion of the homes between 2005 and 2018​ took the lead, along with other builders in later phases. New home construction continued into the late 2010s, with the community reaching full build-out in the ensuing years.

Geographic Location

Idyllwilde is located on the east side of the Town of Parker in Douglas County. It lies east of Parker Road, accessed via Hess Road and Canterberry Trail​, about 3 miles east of Downtown Parker. This places it at the southeastern edge of the Denver metropolitan area. Idyllwilde was designed as an amenity-rich, family-friendly neighborhood. The centerpiece is the Grand Hall community clubhouse, a lodge-style facility exclusive to residents​. Grand Hall features a community pool (with a spacious deck for summertime relaxation), a fitness center/gym, a full kitchen and event space, and meeting rooms for clubs or private gatherings​. The HOA frequently uses the clubhouse for community events – residents can enjoy monthly social activities such as book clubs, game nights (bunco, poker), yoga classes, and holiday parties. Adjacent to the Grand Hall are tennis courts and playgrounds, further enhancing recreational options​.
Outdoor recreation is woven throughout Idyllwilde. The community boasts an extensive network of walking and biking trails that wind through greenbelts and pocket parks​. One highlight is the Tallman Gulch Trail, which connects to the town’s larger trail system. Tallman Meadow Park, a 12-acre public park on the edge of Idyllwilde, was developed jointly by the Town and the developer; it offers a rustic-themed playground, picnic pavilion, multi-use sports field, baseball diamond, and links into the neighborhood trail network via a pedestrian bridge​. This park, along with smaller neighborhood parks (like Spring Fawn Park), provides ample space for kids and pets, and is a focal point for outdoor gatherings.
A unique amenity within Idyllwilde is the Fika Coffee House, a charming café right in the neighborhood​. Housed in a cozy, barn-style building near the community’s center, Fika Coffee provides a convenient spot for residents to meet up, grab coffee or breakfast, and build a sense of community.   In addition, during summers, the HOA often hosts food truck nights and other family events at the community center, making it easy for neighbors to socialize close to home.
Finally, the Idyllwilde HOA maintains all common areas, provides trash/recycling pickup and snow removal, and even operates high-tech safety features like neighborhood security cameras​. The HOA dues ensure that the landscaping in common areas and the facilities remain in top condition. All these amenities contribute to Idyllwilde’s reputation as a self-contained, active lifestyle community where residents of all ages have plenty to do.

Schools

One of Idyllwilde’s major draws is its excellent public schools. The neighborhood is served by the highly regarded Douglas County School District RE-1. Students in Idyllwilde typically attend: Pioneer Elementary School (the local neighborhood elementary), Cimarron Middle School, and Legend High School​. Pioneer Elementary is conveniently located near the community (at Hilltop and Canterberry) and is known for its small class sizes and hands-on learning approach. Cimarron Middle School and Legend High School form a joint campus just east of Idyllwilde (within walking or biking distance for many students). Legend High School, opened in 2008, is Parker’s newest high school and boasts strong academics and athletics – it’s rated A- by school ranking services and recently celebrated state-level sports championships​.
All three feeder schools receive solid ratings (generally A or B+ grades on school review sites)​. Families in Idyllwilde appreciate the continuity of the “Legend feeder” system and the close proximity – kids can essentially go from kindergarten through 12th grade with many of the same peers. Additionally, there are several private schooling options and charter schools in the Parker area within a reasonable commute, and Douglas County schools allow open enrollment (space permitting) for those interested in other public schools. Overall, Idyllwilde’s school alignment is considered a strong asset, and the schools are a big reason many families choose to live in this neighborhood.

Hospitals and Healthcare

Idyllwilde is well positioned near multiple major healthcare facilities. The nearest hospital is Parker Adventist Hospital (Advent Health Parker), located about 5 miles north of the neighborhood​. This full-service hospital (opened in 2004) is roughly a 10-minute drive and offers a 24-hour ER, comprehensive medical services, and specialty care – an important convenience for families. Also within easy reach are Castle Rock Adventist Hospital (~15 minutes south in Castle Rock) and Sky Ridge Medical Center (~20 minutes west in Lone Tree) ​parkercoloradohomecenter.com. All three of these hospitals are relatively new, high-quality facilities that serve the Douglas County region​parkercoloradohomecenter.com. For day-to-day healthcare needs, residents have access to numerous clinics, family practices, dentists, and urgent care centers in Parker. The community’s location near E-470 and major arterial roads means that even larger regional medical centers in Denver are accessible within about 30–40 minutes if needed. In summary, Idyllwilde residents enjoy close proximity to excellent healthcare, with multiple hospitals and clinics a short drive away.

Commuting and Accessibility

Despite its suburban feel, Idyllwilde offers convenient access to major transportation corridors. Parker’s main thoroughfare, Parker Road (Highway 83), is just a few minutes west of the neighborhood, linking Parker to the Denver metro area. The E-470 toll beltway is also within a short drive, allowing for quick trips to DIA (Denver International Airport) (about 32 miles away via E-470)​ and easy commutes to the Denver Tech Center and Meridian Business Park. Downtown Parker (Mainstreet area) is only a 5–10 minute drive (~3 miles north)​, which means residents can enjoy Parker’s shops, restaurants, and the popular Sunday farmer’s market with ease. 
For commuting to Denver, drivers can take Parker Road north to E-470 or Lincoln Ave to I-25; the drive to Downtown Denver is roughly 25–30 miles and can be done in ~40 minutes in off-peak hours (longer during rush hour). Public transportation is limited in Parker, but RTD commuter buses to Denver operate from nearby park-and-rides (at Parker Road/E-470). Within the neighborhood, pedestrian connectivity is excellent – sidewalks and trails abound – so students can walk to Legend High/Cimarron Middle, and families often use golf carts or bicycles to get to the pool or visit neighbors.

All About The Town of Parker

Parker Colorado is our hometown. We moved here from Austin, Texas in 1987. We arrived with three small children, all of whom went through the school system, from kindergarten through high school. Thirty years later, we can't imagine living anywhere else. We love Parker and we know you will, too.

The Town of Parker is a home rule municipality located in Douglas County, Colorado. Its location is about 23 miles southeast of downtown Denver, putting it at the most southeastern corner of the Denver Metro Area.  Parker CO was founded in 1864. When we moved to Parker in 1987, there weren't that many people here. For most of our major shopping, we had to go north to Aurora. In fact, the official population in 1981 (just six years earlier) was 225 residents. That's crazy when you consider the size of Parker today. Today, incorporated Parker has over 52,000 residents. When you include unincorporated areas, the population is significantly more.

Parker's elevation is 5,869 feet. Think about this is about 600 feet higher than Denver and the rest of the Front Range. And, there are many areas of Parker that sit well above 6000 feet. This elevation explains the incredible views from Parker. Our views tend to be out over the Denver Metro Area, downtown Denver, the Foothills and into the Rocky Mountains. On good days, you can see the magnificent Continental Divide, which divides America's watersheds into west and east. Few communities in Colorado can match Parker's views.

Schools

Schools are one of Parker's best assets. Parker is served by the renowned Douglas County School District.  Frankly, most of the schools in the towns that we serve are excellent.  Douglas County, Arapahoe and Cherry Creek have some of the finest schools in all of the nation. Parks

Beautiful lake located in the Pinery in Parker ColoradoThe town has done a great job in making sure that the residents have plenty of parkland available for their pleasure. In fact, there are over 250 acres of developed parks. Additionally, 950 acres of dedicated open space can be found throughout the town. Many of the best parks were created by developers inside of specific subdivisions. The town council has done a great job making sure that all major developments are packed full of great amenities. A list of Parker's public parks can be found here. Literally everywhere you look, you'll see parks and open space for your enjoyment. This is one of the many things that Cheryl and I appreciate about Parker.

Probably the most exciting park/recreation area to ever come to Parker is the Rueter-Hess Reservoir. It is a drinking water resource for Parker which also supports water recreation, hiking, and walking trails. One unique attraction located within the Rueter-Hess Recreation area is the incline challenge trail which features 132 steps made of railroad ties. Arts and Event Venues

Parker is known for it small town feel, but that doesn't mean that we don't have the big city amenities that make a community complete. We have great shopping represented by almost all of the national big box stores. Most of the national restaurant chains are here, and we have a collection of wonderful local independent restaurants as well. Our crown jewel is the Parker Arts, Culture and Events Center (PACE). The PACE center hosts art shows, theater productions, concerts, lectures, meetings, weddings and more. Its 536 seat theater is one of the premier venues in all of Colorado. Another less known gem is the Vehicle Vault. Privately owned, this facility contains one of the premier classic car collections in the nation. Another outstanding event facility is the Colorado Horse Park. It is a world class equestrian event center and is home to a number of events including top hunter/jumper, dressage, and evening competitions during the spring, summer and fall seasons. It also provides annual boarding for over 100 horses.  

Fitness and Recreation Centers

Health and fitness facilities abound here in Parker. Life Time Fitness chose Parker as their first location in Colorado.  It is an amazing place and the outdoor pool area rivals some of those found in places like Las Vegas. The town maintains two massive recreation centers. The Parker Recreation Center is over 70,000 square feet, with two gymnasiums, exercise facilities (cardio and weightlifting), leisure, lap, and therapy pools, outdoor pickleball courts, and more. The Parker Fieldhouse has over 100,000 square feet with sports turf, batting cages, gymnasium, inline rink, track, fitness rooms, and more.

Annual Events

There is always something going on that adds to Parker's appeal. Almost every weekend there are events in downtown Parker. It might be movies in the park, art shows, barbecue cook offs, or even a Farmer's Market. Two horses in the annual Parker Colorado Christmas paradeThere are also major events like the Parker Days Festival in June, the Parker Fireworks Show on July 4th, the Downtown Fall Festival in September, and the Mayor's Holiday Lighting in November - that's just naming a few!

Medical Facilities

Local medical care is of critical importance to the residents of any community. Parker is in great shape when it comes to providing first class medical services. We have two major hospitals that serve Parker. In Parker, we have Parker Adventist Hospital. And, just a few miles west in Lone Tree is Sky Ridge Medical Center.
