Parker is located in Douglas County, about 20 miles southeast of downtown Denver. This convenient location offers easy access to the Denver Tech Center and Denver International Airport (approximately 22 miles away). Parker sits at an elevation of roughly 5,900 feet, giving it a mild, semi-arid climate and great Front Range views. The town grew up around Mainstreet (the historic downtown) and Parker Road (State Highway 83), which runs north–south through the town. Transportation access is a strong point: Parker is minutes from the E-470 toll road (beltway) and I-25 via Lincoln Avenue, making commutes to Denver or Colorado Springs straightforward. Public transit is available through RTD commuter buses to downtown Denver and light rail connections. According to the 2020 U.S. Census, the town’s population was 58,512 residents. This reflects a substantial increase from about 45,000 in 2010. Growth continues – the Town of Parker estimates the 2025 population at approximately 68,000 within the incorporated area. Despite this growth, Parker maintains a close-knit community atmosphere, and its population remains the second largest in Douglas County (after Castle Rock). The community is known for its educated populace and high median household income (around $122,000), indicative of the strong local economy and desirability of the area.

We will do a comprehensive price valuation based on local market conditions. We encourage you to join us to preview current homes for sale that would be your competition. Your potential homebuyer will likely be viewing these homes and comparing them to yours in price, features and condition.

Research has shown that overpriced homes take longer to sell and ultimately sell for less. So, it is critical to price your home in line with the competition. Also, your home will be appraised by the buyer's lender. If it doesn't appraise, it will create problems with the buyer's loan. You could potentially lose your homebuyer and be forced to put your home back on the market which is never a good situation.

What To Expect When Selling Your Home

Showings

All showings are set up through Centralized Showings, the largest professional showing service. They are open from 8:00AM to 9:00PM, which is 4 hours longer than most individual agencies. They verify that only licensed real estate agents will get the lock box code. They will give all showing instructions to the agent and confirm the showings with you.

When showing, it's important to make sure your brochure box is always full. It is also critical that agents and buyers can see them, so place them in a prominent spot. All showings will be accompanied by a licensed real estate agent, but it is critical to take precautions. Please remove all valuables and weapons, lock up all medication, and put away any valuable breakables.

While a home is on the market, it is best to always have it in showing condition. There may be times when someone drives by the home and wants to see it immediately. Not being ready to show at "a moment's notice" risks losing a good buyer that may not return later. Be as flexible as you can.

All offers will be presented to you the same day as they are received except for offers received after 10:00PM which will be presented the next morning. We will review the offer with you and help with negotiating any terms. Then, we will prepare our acceptance of the offer or counter proposal.  We will carefully monitor all deadlines on the contract.

Under Contract

Once an offer has been accepted by both parties (buyer and seller), your property will be listed as "Under Contract" in the listing system. You may specify that you will accept showings for "back up" contracts, but it is unlikely that you will get any more showings.

Inspection items will be negotiated between us and the buyer's agent on your behalf and the buyer's behalf. Of course, this will take place per your instructions.

Typically, the seller pays the agent commissions, the title policy, HOA documents, transfer fees and a few other fees. 

Closing

We will review all closing documents with you prior to closing. We will also be with you at closing, which usually lasts an hour to an hour and a half. In most cases, the buyers and sellers attend the closing together, although it is not required.

Due to some recent criminal issues with wiring of funds, we want to warn our clients that they should never wire funds to anyone without wiring instruction directly from the title company. Title companies no longer email these instructions, everything will be handled in-person.
