Why Buying a Home Still Pays Off in the Long Run

Why Buying a Home Still Pays Off in the Long Run

It’s easy to see the appeal of renting—especially right now. No unexpected repair bills, no property taxes, no insurance decisions, and no stress over fluctuating mortgage rates. You pay the rent each month and someone else handles the rest.

But there’s one huge drawback: renting does nothing to build your long-term financial future.

Homeownership, on the other hand, quietly grows your net worth month after month—simply by living in your own home.

If you’ve been questioning whether buying is still worth it in today’s market, the long-term numbers tell a very clear story.

Renting vs. Owning: The Real Long-Term Difference

When you rent, your monthly payment benefits one person: your landlord. Once that payment is made, the money is gone.

When you own, a portion of every payment builds equity—your personal wealth—through:

  • Paying down your mortgage balance

  • Home price appreciation over time

Even if renting looks cheaper up front, it comes with a long-term cost: you’re not investing in yourself.

A recent analysis from First American compared the true financial impact of renting versus owning. Their study evaluated how expenses like mortgage payments, taxes, insurance, maintenance, and repairs stack up against the equity gained by homeowners over several different starting points:

  • 2006 – at the peak of the housing bubble

  • 2015 – ten years ago

  • 2019 – just before the pandemic

  • 2022 – after mortgage rates jumped

Across every timeline, two things were consistent:
📌 Renters lost money long-term
📌 Homeowners gained wealth—significantly

Buyers steadily built equity the longer they owned their homes, while renters paid out more and more with no financial return. Even when accounting for ownership expenses, homeowners ended up far ahead in each scenario.

The bottom line:
Time spent owning creates wealth. Time spent renting does not.

The wealth gap only widens the longer you stay in the home.

Affordability Is Beginning to Improve

Many buyers still feel discouraged by the market—and that’s understandable. The past few years brought rising prices, rate volatility, and tight competition.

But that picture is shifting.

  • Mortgage rates have eased from recent highs

  • Home price growth is stabilizing

  • Wages have increased

  • Zillow reports that monthly mortgage payments have become slightly more manageable compared to last year

No, buying isn’t suddenly effortless. But it’s becoming meaningfully more achievable than it was even a few months ago. And the long-term financial benefits remain unchanged.

The Bottom Line from Bob & Cheryl

Renting may feel simpler and cheaper today, but it doesn’t build anything for your future. Homeownership remains one of the most reliable ways to grow long-term wealth—and with affordability slowly improving, the path forward may be more attainable than you think.

If you’re curious about what buying could look like for you, we’d love to help. No pressure, no obligation—just honest guidance from two long-time Parker experts who’ve helped families for 38 years.

Holiday Season Is A Good Time To Sell

From Bob & Cheryl Bustin — Parker Colorado Home Center at RE/MAX Alliance

The holidays are a busy time in Parker—travel, family, events, and plenty of seasonal chaos. Because of that, many homeowners assume it’s better to pull their home off the market or wait until 2026 to list.

But here’s the truth:
This season can actually be one of the strongest opportunities to sell.
While many sellers step back, motivated buyers stay active—and that creates a window you don’t want to miss.

Now is still a great time to sell your Parker-area home.

1. Holiday Buyers Are Serious, Motivated, and Ready to Move

Don’t let the calendar fool you. While casual shoppers often hit pause during the holidays, motivated buyers are still out looking—and they’re highly intentional.

These buyers usually aren’t just browsing. They’re relocating for work, entering a new financial phase, or meeting family needs. They want to get under contract quickly and often prefer to close before the new year. That urgency works in your favor.

2. You Have More Control Over Showings Than You Think

One of the biggest misconceptions we hear from Parker homeowners is that selling during the holidays means chaotic, nonstop showings.

Not true.

With the right strategy—and an experienced local team managing the process—you stay fully in control. You choose showing windows, blackout dates, travel schedules, and availability that works for you.

We help our clients set boundaries that protect their plans and keep the sale moving forward. You never have to sacrifice the holidays to sell your home.

3. Less Competition Means Your Home Stands Out

Every year, listing activity naturally slows in November and December. In a market where inventory has been gradually rising, this seasonal dip is a strategic advantage.

With fewer homes competing for attention, your property becomes more visible and more appealing.

If your home is priced correctly and presented well, you may actually attract more attention now than in the spring rush.

4. Holiday Décor Can Make Your Home Feel More Inviting

Thoughtful, tasteful holiday décor can go a long way with today’s buyers. Warm lighting, greenery, a simple wreath, or a cozy staged living room can help them imagine hosting holidays and making memories in the home.

Just keep it elegant—avoid anything overly themed or cluttered.
The goal is to create warmth, not overwhelm the space.

Bottom Line from Bob & Cheryl

There are plenty of compelling reasons to keep your home on the market—or to list it—right now. With motivated buyers, reduced competition, flexible scheduling, and the emotional appeal of the season, this can be an ideal moment to make your move.

If you’d like to talk strategy or want a customized market analysis, we’re here to help. We’ve lived in Parker for 38 years and know exactly how to position your home to achieve the strongest results.

Let’s connect and make the most of this season.

Are You Worried About A Real Estate Recession?

Most Experts Aren’t Worried About a Recession — And Neither Are We

At the Parker Colorado Home Center, we know buying a home is one of the biggest financial decisions you’ll ever make. It makes perfect sense that you’re watching the economy closely.

While many Americans fear a recession is on the horizon, the experts who follow the economy day in and day out simply don’t see the same signals.

Many Americans Expect a Recession… But Most Experts Don’t

But according to an October analysis from The Wall Street Journal, only 1 in 3 economists expect a recession within the next 12 months.

Consumers are worried. Economists aren’t.

We’re not in a recession right now—and there is no guarantee that one is coming.

What we do have is uncertainty. And the best way to move through uncertainty is by leaning on clear, factual information—not fear-driven headlines.

That’s where we come in.

Buying a Home When the Economy Feels Uncertain

After nearly 20 years helping buyers and sellers here in Parker—and working with countless relocators from California, Texas, Oregon and beyond—one thing has never changed:

Real-life needs matter more than the news cycle.

Whether it’s a growing family, a new job, retirement, or wanting to live closer to your kids and grandkids, these needs don’t disappear because an economist raised an eyebrow.

Danielle Hale, Chief Economist at Realtor.com, puts it perfectly:

“Well-prepared buyers are motivated by personal and lifestyle needs… and these considerations can outweigh short-term economic uncertainties.”

We couldn’t agree more.

Should You Move Now? Here’s What Really Matters

If you're thinking about buying a home right now in Parker or anywhere in Douglas County, here’s the most important factor:

➡ Your job and income stability.

If you feel confident in your employment, your income, and your savings, then most experts say you don’t need to delay your move.

But you should be smart and strategic. Here are a few tips we share with our own clients, backed by economists at Redfin:

Set a firm budget

Make sure your monthly payment feels comfortable. Don’t stretch too far, and plan for rising costs—like homeowners insurance and property taxes.

Use your negotiating power

There are more homes on the market now than we’ve seen in years. Buyers who stay active often get:

  • Better pricing

  • Seller concessions

  • Inspection repairs

  • Closing cost help

Fearful buyers step back. Smart buyers step forward.

Talk to a great lender

Ask about:

  • Today’s rate

  • Temporary buydowns

  • Refinance options if rates drop in the future

  • Payment strategies that fit your financial comfort zone

If you own a home, consider selling first

This reduces financial pressure and clarifies exactly what you can afford next.

Now More Than Ever, Work With a Trusted Local Team

Buying during economic uncertainty isn’t about timing the market—it’s about making informed, confident decisions.

As Bankrate puts it:

“Buying a home during a recession can sometimes be a good idea – but only for people who remain financially stable. Be sure to enlist the help of an experienced local real estate agent.”

This is where our 38+ years in Parker—and our expertise in navigating every type of market—become an advantage for you.
Whether you’re:

  • Buying your first home

  • Relocating from out of state

  • Upsizing or downsizing

  • Planning a move for lifestyle reasons

We’re here to guide you with clarity and confidence.

Bottom Line

Many Americans think a recession is coming.
Most experts don’t.

If your job is steady, your finances are strong, and your life is telling you it’s time to make a move… you don’t have to wait.

We’ve helped hundreds of families buy and sell homes in Parker—through booming markets, slower markets, and everything in between.

What’s holding you back from your next move?
Let’s talk it through and make a smart, steady plan that fits your life.

Why It Makes Smart Financial Sense for Two Buyers To Purchase a Home Together

🏡 Why It Makes Smart Financial Sense for Two Buyers To Purchase a Home Together

From Bob & Cheryl Bustin | Parker Colorado Home Center

In today’s real estate market, many first-time buyers feel stuck. Rent keeps rising, home prices continue to climb, and saving for a down payment alone can feel impossible. We talk to people every week who want to buy but feel like they’re on the outside looking in.

But there’s a solution that more and more people in Parker—and across Colorado—are turning to:

Buying a home together.
Two separate buyers. One home. Shared ownership. Shared costs. Shared equity.

It’s one of the smartest and fastest ways to transition from renting to building real wealth—and we’ve helped many clients structure co-purchases over our 38+ years living and working here in Parker.

Below, we break down the financial, practical, and lifestyle reasons why co-buying might be the perfect path into homeownership for you.

⭐ 1. You Qualify for More Buying Power

Buying with another person—whether it’s a friend, sibling, significant other, coworker, or even a parent—almost always increases your purchasing power.

✔ Higher combined income

Lenders can use both incomes, which usually increases the loan amount you can qualify for.

✔ Better loan options

Some loan programs become available only when debt-to-income ratios improve through a shared application.

✔ Ability to purchase in a stronger neighborhood

In Parker, Castle Rock, Highlands Ranch, Centennial, and Aurora—where demand is high—this can be the difference between buying a home vs. continuing to rent.

When incomes are combined, doors open.

⭐ 2. You Reduce Monthly Costs—Often Dramatically

Buying a home together can significantly lower your monthly living expenses compared to renting separately.

Shared mortgage = lower payment

Two people splitting one mortgage payment almost always pay less than renting two separate apartments.

Shared utilities

Internet, trash, electricity, water—cut in half.

Shared HOA fees

In communities like Stonegate, Bradbury Ranch, Pradera, and Clarke Farms, HOA dues are manageable when split two ways.

Shared maintenance

From lawn care to appliance repairs, you have a partner to share the responsibility and the cost.

When costs drop, homeownership becomes far more attainable.

⭐ 3. You Build Equity Instead of Paying Rent

Every rent payment is 100% expense.
Every mortgage payment is part expense, part investment.

Co-buying allows you to:

  • Start building equity right away

  • Benefit from Colorado’s strong appreciation

  • Build long-term financial stability

  • Leverage homeownership to fund future real estate purchases

For many buyers, co-owning is the fastest way to accumulate enough equity to eventually buy a home solo.

⭐ 4. You Share the Down Payment & Upfront Costs

One of the biggest obstacles to homeownership is the down payment. Co-buying helps eliminate that barrier.

✔ Split the down payment

You may only need half of what you would on your own.

✔ Avoid PMI

Two people combining funds may reach the 20% down payment threshold—saving hundreds a month.

✔ Reduced closing costs

Inspection, appraisal, title fees, lender fees, and moving costs can all be shared.

This alone makes ownership possible for buyers who thought they needed years to save.

⭐ 5. You Can Buy a Better Home and Improve Quality of Life

When two buyers team up, the “wish list” gets bigger.

Together, buyers can often afford:

  • A more modern or updated home

  • A larger home with more bedrooms

  • A better neighborhood with strong resale value

  • A home with a yard or garage

  • A home with a basement to rent out or use as workspace

In Parker and surrounding areas, this can mean moving into a neighborhood you never thought you could afford on your own.

⭐ 6. Co-Buying Reduces Risk Compared to Renting or Owning Alone

Homeownership comes with unexpected expenses—but sharing the responsibility makes it less intimidating.

✔ Two incomes create more financial stability

If one buyer hits a temporary hardship, the other can help carry the load.

✔ Maintenance and repairs are no longer solely your responsibility

When something breaks, the cost is shared.

✔ More security and support

There is built-in accountability and partnership.

Co-owning spreads both the risk and the responsibility.

⭐ 7. You Gain Tax Advantages

Co-buyers may both qualify for:

  • Mortgage interest deductions

  • Property tax deductions

  • Capital gains tax exemptions when selling

For many renters, these tax benefits alone create long-term financial value.

⭐ 8. Multiple Legal Ownership Options Make Co-Buying Safe & Structured

Buying together doesn’t mean you have to combine everything.
In fact, you can customize ownership in a way that fits both buyers’ needs.

Options include:

  • Tenants in Common (most flexible)

  • Joint Tenants with Right of Survivorship

  • LLC-owned property

  • Custom co-ownership agreements drafted by an attorney

These agreements can define:

  • Ownership percentages

  • Who pays what

  • How decisions are made

  • What happens if one person wants to sell

  • Buyout options

  • Exit strategies

You can make the arrangement crystal clear and legally secure.

⭐ 9. Stability, Security & Lifestyle Benefits

Co-owning isn’t just financial—it’s lifestyle.

Benefits include:

  • More space

  • A support system

  • Shared chores & responsibilities

  • A safer environment

  • The freedom to have pets

  • Ability to personalize your home

  • Long-term living stability

Many young professionals, single adults, first-time buyers, and even retirees find great comfort in co-buying.

⭐ 10. A Stepping Stone Toward Future Solo Homeownership

One of the biggest benefits of buying a home with someone else is this:

It helps you build equity that you can later use to buy your own home.

After a few years, you can:

  • Sell the home

  • Split the profit

  • Use your portion as a down payment on your next home

We’ve seen this strategy help countless buyers leapfrog into long-term financial security.

🏡 Final Thoughts From Bob & Cheryl

Co-buying is one of the smartest paths into Colorado homeownership.

With rents continuing to rise and home prices appreciating, co-buying allows two people to share costs, share responsibilities, and—most importantly—share the wealth-building benefits of real estate.

We’ve lived in Parker for over 38 years, and we’ve helped hundreds of buyers structure successful co-purchases. If you’re renting right now and feel overwhelmed by Colorado home prices, this strategy could be your best way forward.

Are Builders Overbuilding Again?

Are Builders Overbuilding Again? Here’s What We’re Really Seeing in Parker and the Denver Metro Area

If you’ve been driving around Parker, Castle Rock, Aurora, or really anywhere in Douglas County lately, you’ve probably noticed the new construction signs popping up all over. We see them too—every day, in every price range.

Naturally, that leads many of our clients to ask us the same question:

“Are builders overbuilding again… like they did before the 2008 crash?”

We get why people worry. That time in our housing history left a real mark. But here’s the good news:

📌 No—builders are not overbuilding. In fact, the data shows they're doing the opposite.

Let’s break down what’s really happening, both nationally and right here in our market.

Builders Are Actually Pumping the Brakes

One of the best ways to know where new construction is headed is by watching building permits—the applications builders submit before they can start new homes.

Those permits are trending down, not up.

Before the 2008 crash, builders were in full-speed-ahead mode, putting up far more homes than the market could absorb. That oversupply was a major part of what pushed home prices down.

But today’s market looks completely different:

  • 🏡 Construction picked up steadily after 2012

  • 📉 But now, builders are intentionally slowing down starts

  • 📉 Single-family building permits have fallen for eight straight months (per NAHB)

In other words, builders aren’t charging ahead recklessly—they’re being cautious and strategic.

The Slowdown Is On Purpose

Builders are watching today’s economy and today’s buyer demand very carefully. They don’t want to get caught with too much inventory, so they're adjusting in real time.

Ali Wolf, Chief Economist at Zonda, says it perfectly:

“…builders are still working through their backlog of inventory but are more cautious with new starts.”

This is the polar opposite of what we saw in the mid-2000s, when builders kept building even as demand was dropping.

Today’s builders are far more disciplined, and honestly, that’s a very healthy sign for the market.

The Regional Numbers Tell the Same Story

Of course, every market is different. But when you zoom out, the trend is consistent across the country:

  • 📉 Single-family permits are down in nearly every region

  • 🔹 One area saw a small uptick, but even that increase was so minimal it’s basically flat

Here in Parker, Castle Rock, and Southeast Aurora, we’re seeing exactly the same thing: builders are active, but they’re not oversupplying the market.

Why This Is Not 2008 All Over Again

Leading up to the crash, builders kept building long after buyers disappeared—and the oversupply crushed prices.

But today’s situation is completely different:

  • For more than a decade, the U.S. has been underbuilding, especially affordable and move-up homes

  • We still need more housing to keep up with population growth

  • Builders are being conservative, not aggressive

Yes, you’re seeing more new construction homes for sale around Parker. But that doesn’t mean we’re oversupplied—it means buyers finally have a little breathing room and more choices.

That’s a good thing.

Bottom Line from Us

We’ve been helping buyers and sellers in Parker for the past 38 years, and we can tell you confidently:

📌 This is not another 2008 scenario.
📌 Builders are holding back, not racing ahead.
📌 More new homes simply mean more options—not oversupply.

If you’re curious about what local builders are doing in Parker, The Timbers, Pradera, Stonegate, or any of our surrounding neighborhoods, we’re always happy to give you the real story.

Thinking about buying new construction? Or curious how today’s builder trends impact your home’s value? Let’s connect—we’re here to help.

Homes For Sale In Parker Colorado 11/1/2025

Homes For Sale In Parker Colorado

Oct. 31, 2025

Worried That You've Missed The Market

Thought the Market Passed You By? Think Again.

By Cheryl and Bob Bustin – Parker Colorado Home Center at RE/MAX Alliance

Your trusted Parker real estate experts – 38 years local, 365+ homes sold, $135M+ in sales

The Market Has Shifted — and Opportunity Is Knocking

If you stepped away from your home search over the past few years, you’re not alone. Many buyers pressed pause when mortgage rates rose and competition was fierce. But here’s the good news — this is not 2021 or 2023 anymore. Today’s market looks completely different, and it might just be your window to finally make a move.

With more homes on the market, prices stabilizing, and mortgage rates easing, buyers in Parker and across Douglas County are finding something they haven’t seen in years: real options.

Affordability Is Finally Improving

According to Lisa Sturtevant, Chief Economist at Bright MLS:

“Slower price growth coupled with a slight drop in mortgage rates will improve affordability and create a window for some buyers to get into the market.”

That’s exactly what we’re seeing here in Parker. As rates ease from their peaks and price growth slows, homes are becoming more attainable again.

More Homes, More Choices, Less Competition

The latest report from Realtor.com shows there are 17% more homes for sale than this time last year. That means buyers can breathe again — no more feeling rushed, outbid, or priced out.

“Homebuyers are in the best position in more than five years to find the right home and negotiate for a better price. Current inventory is at its highest since May 2020.” – Lawrence Yun, Chief Economist, National Association of Realtors (NAR)

In Parker, Castle Rock, and surrounding areas, we’re seeing this play out every day. Buyers are taking their time, comparing options, and even negotiating on price and terms — something that felt impossible just a year or two ago.

Regional Trends Still Matter

While inventory is rising nationwide, each region tells its own story. The South and West — including Colorado — have seen the biggest recovery in available homes. That’s great news for Douglas County buyers because it means more listings, more leverage, and more negotiating power.

Whether you’re searching for a larger lot, a mountain-view home, or a community with a top-rated school district, there’s a stronger chance you’ll find what you’re looking for now than at any point in the past five years.

Cost of Replacing Your Roof When You Have Solar Panels

🏠 The Hidden Cost of Replacing Your Roof When You Have Solar Panels

By Parker Colorado Home Center | Local Parker, CO Real Estate Experts

Solar power has become incredibly popular in Parker and throughout Douglas County — especially in neighborhoods like Stonegate, The Pinery, Bradbury Ranch, Clarke Farms, and Pradera. Lower energy bills sound great, but there’s one hidden expense many homeowners overlook:

What happens when you need to replace your roof and you already have solar panels?

⚙️ Why Panels Have to Be Removed

When it’s time to replace your roof, solar panels must be taken off before any roofing work can begin. The process typically includes:

  • Disconnecting the system safely

  • Removing the panels and racking system

  • Storing the equipment during roof work

  • Reinstalling and rewiring the system

  • Scheduling inspection and reactivation with your utility provider

This must be done by a qualified solar installer — ideally the same company that installed your system to protect your warranty.

💰 Average Cost in 2025

Typical cost in the Parker, Colorado market:

  • $100–$200 per panel for removal and reinstallation

  • Average 20–30 panel system = $2,000–$6,000 total

  • Additional $500–$1,000 for permits or inspections

  • Add $1,000–$2,000 if new wiring, conduit, or hardware is needed

And yes — this is in addition to the cost of the new roof itself.

🏡 Roof vs. Solar Lifespan

  • Asphalt roofs: usually last 20–25 years

  • Solar panels: designed to last 25–30 years

That means if your roof is already over 10 years old, it’s likely you’ll have to remove and reinstall panels mid-lifespan.
👉 Best practice: replace your roof before going solar if it’s more than halfway through its life.

⏱ When to Replace the Roof Before Installing Solar

Consider a new roof first if:

  • Your roof is 10+ years old

  • You’ve had recent hail damage or insurance inspections

  • You plan to stay in your home for 7+ more years

  • You want to avoid paying twice for labor in the future

💡 How This Affects Home Resale in Parker

Buyers in Parker often ask:

“How old is the roof under those solar panels?”

If your answer is “original roof, solar added later,” buyers may factor in that future removal/reinstall cost or ask for a credit at closing.
A new roof + newer solar system is far more appealing and adds value to your resale.

🧾 Smart Ways to Minimize Future Costs

  1. Bundle roofing and solar installation together if possible.

  2. Ask your solar company for a “detach & reset” price upfront.

  3. Choose longer-life materials like impact-resistant shingles or metal roofing.

  4. Save a portion of your solar savings each month for future maintenance.

  5. Check with insurance — sometimes hail-damage claims cover part of the solar removal.

⚡ Is Solar Still Worth It?

For many Parker homeowners — absolutely.
Solar can offset 60–100% of your power use and save thousands over time.
But it’s wise to go in with a plan for your roof’s life cycle and a budget for future panel removal.

💬 Local Tip: If you plan to sell in the next 3–5 years, it might make more sense to invest in a new roof, HVAC, or windows rather than solar right before listing. Buyers value those updates just as much.

Don't Wait For Mortgage Rates To Drop

Why You Don’t Need To Be Afraid of Today’s Mortgage Rates

At The Parker Colorado Home Center, we talk with home buyers every day who tell us the same thing: “We’re waiting for rates to drop.”

We get it. But waiting for that “perfect” rate could end up costing you more than you think—especially here in Parker, Castle Rock, and the greater Douglas County area where inventory and demand can shift quickly.

The “Magic Number” Psychology—and Why It Can Cost You

Industry data shows that when 30-year fixed rates hit around 6%, millions more households become payment-qualified. When that psychological threshold is crossed, sidelined buyers jump back in—and prices tend to rise.

If prices climb as demand surges, those small savings can vanish fast.

Why Acting Now Can Pay Off in Parker & Douglas County

  • More Homes to Choose From: Inventory is still better than during the pandemic frenzy.
  • Stronger Negotiating Power: More sellers are open to price adjustments, concessions, or closing-cost credits.
  • Less Competition: Fewer bidding wars mean more time to make smart decisions.

If the home fits your lifestyle and the monthly payment works, today’s market conditions can be used to your advantage.

FAQs

Should I wait for rates to drop below 6%?

Not necessarily. Sub-6% often brings more buyers and higher prices. Many clients do better acting now with more choice and stronger negotiating power.

How much do I really save if rates dip from ~6.2% to 5.99% on $400,000?

About $50/month—savings that rising prices can erase quickly when demand returns.

How do you help buyers navigate today’s rates?

We clarify your budget, connect you with local lenders for multiple options, monitor Parker-area listings daily, and negotiate price and terms to your advantage.
